  • Our leasing fee includes everything you need to get your property rented. Professional Photos, Virtual Tour, Advertising (up to 2 months), Showings and Tenant Screening. This also includes lease documentation, security deposit collection, a comprehensive written move-in report and a photographic record of the exterior and interior of the home. Properties located outside of Calgary city limits: $875

  • Our property management fee is all inclusive, so you won’t be stuck with any extra or hidden costs. This covers all the day-to-day property management services, including: rent collection, coordinating repairs and maintenance, inspecting the property, communication between you and your tenants, paying bills, auto-depositing your rental income into your bank account, and publishing a monthly financial statement. Properties located outside of Calgary city limits: 13%

  • Every year, we provide a recommended renewal rate to our clients and then negotiate the new lease term and rate with the tenant. If the tenant does not renew, this will default back to our Leasing Fee, and we will begin the search for a new tenant right away to limit the vacancy at your property.

  • Preparation and filing of the NR-6 or NR-4, filing and seeking approval of the budget and administering monthly deductions and remittances with Revenue Canada. $378/year + GST

    Each additional property is $100/year + GST

    Spousal surcharge if applicable $100/year + GST

    Individual income tax return (optional) $290/year + GST

  • You want responsible, respectful tenants in your home and so do we. Our tenants come from a broad range of backgrounds. Some are new to Calgary, some are former homeowners themselves and some are lifetime tenants. No matter who they are, all prospective tenants undergo the same rigorous screening process and are held to the same high standards.

    We have a screening process, where we check:

    • Employment and income verification (as a guideline, we like to see our tenant's income be three times the rental amount)

    • Previous tenancy verification and references

    • Credit report

  • Your dedicated Property Manager will oversee and coordinate all repairs for your property. We offer our tenants access to an online portal for submitting requests and a 24/7 emergency line. Our lease agreements contain a repair and maintenance schedule to ensure all parties are clearly aware of their obligations. Click here for information…

  • It is our job to ensure that you get maximum dollar for your property. We watch the market place very closely.

    • Detached homes average $1.50 - $2.00 per square foot (above grade) depending on quality, location and size.

    • Condominiums average from $2.00 - $2.88 per square foot and $3.25 per square foot downtown.

    While these are guidelines, one of our licensed Property Managers can provide a more definitive estimate of rent upon viewing your property.

  • Depending on the economic climate in Calgary, most homes will rent in approximately six weeks if they are priced properly and are in good condition. By ensuring your home is well priced and advertised, it should not sit empty for long.

  • Yes! If your property is already rented out, there are still many benefits to hiring a property manager. Such as rent collection, repair coordination and renewal negotiation.

  • If you have a home owner’s policy, it is not suitable for a rental property. We can offer you a group policy which includes:

    • Unlimited vacancy

    • Rental income

    • Tenant Vandalism

    • $4 million umbrella liability

    Our Property Managers or our insurance broker can answer your questions and provide a free estimate for these services.

  • We offer full-service property management in Calgary and the surrounding communities. Including Airdrie, Chestermere, Strathmore, Langdon, Okotoks, Cochrane and rural properties.

  • Yes! We are non-resident specialists. Every aspect of managing your property can be done through email or on the phone including monthly rental income deposits. Rest assured that your property will be monitored and well taken care of.

    We will also provide all necessary tax documentation for you as a non-resident and will ensure compliance with Canada Revenue Agency.

  • Yes! If you own more than 5 units, we can customize our fee structure to your portfolio.
