How To Get Your Home Ready for Winter

Don’t let Alberta’s winter catch you off guard. Whether you’re in Calgary, Edmonton, Lethbridge, or Medicine Hat, a little preparation can go a long way. By taking a few simple steps now, you can protect your home, prevent costly issues, and stay warm all season long. At Power Properties, our property management team is here to help ensure your home stays safe and comfortable this winter.
FURNACES & HUMIDIFIERS:
Change your furnace filter regularly — ideally monthly or every other month — to minimize dust, lower heating costs, and prevent strain on the motor. Furnace filters are available at most hardware stores. Turn your humidifier to the appropriate setting for the outdoor temperature. If you notice condensation on your windows or walls, the humidity is set too high and can cause damage. Keep blinds or drapes slightly open to allow air circulation. If you’re having problems with your thermostat, check or replace the battery and ensure it’s set above 17°C. For smart thermostats, double-check your winter settings to keep your home comfortable.
OUTSIDE WATER TAPS:
Outside water taps should also be shut off and drained from the inside of your home. To do this you merely find the inside valve handles close to where the outside taps are located and turn these valve handles off. You then open the outside tap handle lightly to release any additional water. Leave this outside tap open for the winter. On some water lines there is a small square nut attached by this inside handle. Open this nut. A small amount of water will leak out until the line is completely empty.
UNDERGROUND SPRINKLER SYSTEM:
If you have an underground lawn sprinkler system, it must be blown out by a compressor before winter to prevent damage. Power Properties arranges this service each year for homes that have sprinkler systems on file. If you believe your home has an underground system and haven’t seen service completed yet, please notify your Property Manager so we can ensure it’s scheduled before temperatures drop.
FIREPLACES:
If your home includes a wood-burning fireplace, make sure the chimney is inspected and cleaned regularly. Creosote buildup can cause fires, and blockages may lead to carbon monoxide entering your home.
SIDEWALK SNOW REMOVAL:
Municipal bylaws across Alberta require snow and ice to be cleared from private and bordering public sidewalks within 24 hours of a snowfall. Failure to do so could result in fines (typically around $150) and potential liability if someone slips and falls. If you’re unable to remove snow yourself, arrange for a contractor or service to help during the winter months.
SMOKE DETECTORS:
Test all smoke and carbon monoxide detectors and replace batteries once per year to ensure they’re working properly.
DRYER VENTS:
Clean both the lint screen inside your dryer and the vent leading outdoors to prevent blockages. A clogged vent can be a fire hazard and make your dryer less efficient.
EAVES TROUGHS:
After most of the leaves have fallen, check and clean your eavestroughs and downspouts to ensure proper drainage. Make sure they’re securely attached and direct water away from your home’s foundation to prevent ice buildup and leaks.
CONDOMINIUM PROPERTIES:
In condos, even a slightly open window or balcony door can cause pipes to freeze when temperatures drop below zero. Always keep windows closed and thermostats set above 17°C to prevent damage.
PROPERTY CARE AND PERSONAL SAFETY:
Carry personal contents and liability insurance to protect yourself and your belongings. If you’ll be away from your home for more than 48–72 hours, check with your insurance provider to confirm coverage requirements, and consider turning off your main water valve before leaving.
These simple steps help protect your home, reduce maintenance issues, and keep you comfortable all winter long. If you have any questions, contact your Power Properties Property Manager — we’re here to help you stay safe and cozy this season.
