Rental Property Inspections: What You Need to Know
When you hire Power Properties to manage your rental, you’re trusting us to keep an eye on one of your most valuable assets. That’s why regular property inspections are a key part of our management process—but let’s clarify what that really means.
What Is a Rental Property Inspection?
A rental property inspection is not a certified home inspection. We’re not climbing onto rooftops, using thermal cameras, or testing every outlet. Instead, our goal is to:
Check the overall condition of the home
Identify any general maintenance or safety issues
Ensure the tenant is maintaining the property in a clean and respectful manner
Provide photo and written documentation for your records
We call them inspections, but you can think of them more as routine property check-ins.
How Often Are Inspections Done?
We inspect each rental property on the following schedule:
Move-In Inspection
When a new tenant takes possession, we complete a detailed Property Condition Report that includes photos and documentation of the property’s condition. This becomes our baseline reference.2. 3-Month Inspection
Roughly 90 days after move-in, we check in to ensure the tenant is settling in and treating the property well. We look for early signs of issues, both maintenance-related and tenant-related.3. 9-Month / Annual Inspection
At the 9-month mark—and annually thereafter—we conduct a more comprehensive check-in. This is where we evaluate whether the tenant is still maintaining the property properly.If they are, we typically recommend offering a lease renewal at the end of their 12-month term.
If they aren’t, we’ll advise against renewing and start preparing for a new tenant.
4. Move-Out Inspection
When a tenant moves out, we complete another full Property Condition Report. This allows us to compare the condition to the original move-in report and determine if any damage deductions are required from the tenant’s security deposit.
What’s Included in the Inspection Report?
Each inspection is documented through an online reporting software that includes:
Written notes on each area of the home (interior and exterior)
High-quality photos for visual reference
A record of any maintenance issues or concerns
A snapshot of how the tenant is maintaining the home
These reports are uploaded directly to your Owner Portal for easy access and full transparency.
Common Questions
Q: Is this the same as a professional home inspection?
No. This is a rental property inspection done by our licensed property managers—not a certified home inspector. We focus on tenant responsibility, maintenance red flags, and general upkeep, not the structural or mechanical evaluations required when buying a home.
Q: Do I get a copy of the reports?
Yes. Every inspection report is uploaded to your Owner Portal and available for review anytime.
Q: What happens if something is wrong?
If we find damage or serious maintenance concerns, we’ll contact you with our recommendations. Depending on the issue, we may follow up with repairs, issue warnings to the tenant, or discuss next steps regarding lease renewal.
