At Power Properties, our goal has always been simple: to build lifelong relationships with our clients by protecting your investment, maximizing your returns, and giving you peace of mind. With over 45 years of experience in Calgary, Edmonton, Lethbridge, and Medicine Hat, we’ve refined what high-quality property management should look like.

Here are five ways we’re working behind the scenes to keep your investment safe and profitable:

Showcasing Your Property Like It’s Our Own

When it comes to attracting quality tenants quickly, first impressions matter more than most owners realize. Our marketing team elevates your property by combining:

  • Professional Photography: Crisp, well-lit images highlight your property’s best features, making it stand out on competitive rental platforms.

  • 3D Virtual Tours: Prospective tenants can explore every corner of the home from anywhere—essential in today’s digital-first world.

  • Maximum Online Exposure: We list your property on top rental sites and social media channels to reach thousands of potential tenants.

  • 24/7 Online Booking System: Tenants can schedule showings any time of day, which minimizes delays and reduces vacancy periods.

This comprehensive approach results in faster leasing, higher-quality tenants, and less time sitting vacant—directly improving your cash flow.

Finding the Right Tenants, Every Time

We run a rigorous screening process including income and employment verification, tenancy history, references, and credit checks. Our guideline is tenant income should be at least three times the rent. This diligence reduces the risk of late payments, damage, and evictions.

A great property deserves great tenants, and we never compromise on screening. Our rigorous multi-step process includes:

  • Income and employment verification to ensure tenants meet our guideline of earning at least three times the monthly rent.

  • Tenancy history checks to confirm a solid record of on-time payments and respectful property care.

  • Reference verification with previous landlords and employers.

  • Comprehensive credit checks to minimize risks of default or eviction.

This diligence dramatically reduces risks such as late payments, property damage, or legal disputes. The result: steady rental income and fewer surprises for you.

Clear, Three-Part Fee Structure Without Surprises

We believe in transparency and keeping things simple:

  • Leasing Fee – $775 (within city limits): Covers professional photos, virtual tours, up to two months of advertising, tenant screening, showings, lease documents, security deposit collection, and detailed move-in condition reports.

  • All-Inclusive Property Management Fee – 12%: Includes rent collection, monthly financial statements, tenant communication, maintenance coordination, bill payments, inspections, and automated rent deposits. There are no hidden add-on charges.

  • Lease Renewal Fee – $237.50: Handles negotiations with current tenants, recommended rent adjustments, and preparation of all lease documents.

Proactive Maintenance and 24/7 Support

Tenants have access to an online maintenance portal and a 24/7 emergency line. We coordinate with trusted contractors quickly, preventing small problems from becoming big costs, while protecting the long-term value of your property.

Property maintenance can make or break your long-term investment returns. We focus on preventive care to avoid costly surprises.

  • Tenants have access to a dedicated online maintenance portal for quick reporting.

  • We provide a 24/7 emergency line so urgent issues get immediate attention, even on weekends or holidays.

  • Our team coordinates with trusted, vetted contractors to deliver timely, high-quality repairs.

  • Regular inspections help spot and address small concerns before they escalate into expensive repairs.

This proactive approach protects your property’s value, keeps tenants happy, and saves you significant time and money over the years.

Local Expertise, Big Recognition

Every market is unique. From Calgary’s competitive market to the different dynamics in Edmonton, Lethbridge, and Medicine Hat, our local Property Managers knows how to price, market, and manage in each city.

We know which features appeal to tenants in each market, how to competitively price your unit, and how to navigate local regulations to ensure compliance.

The Bottom Line

And we’re proud to share some exciting news…
